How Industry Real Estate Partners uses AI agents to land meetings with owner-users for industrial sale-leasebacks
The system watches transactions, ownership changes, and owner-occupant signals, then opens each broker's day with a prioritized queue and first-touch drafts in their voice.

Ownership-change monitoring

Engagement notes
What was in the way
At Industry Real Estate Partners every principal owns a wide industrial pipeline. Knowing which target is worth a call today is the actual job, and it has to be redone constantly as the market moves.
So hours went into research: ownership records, transaction history, who occupies what. Every day started from a blank page, and the alternative was hiring researchers to build lists that go stale.
What PSV built
PSV built a prospecting analyst that watches the target set continuously: transactions, ownership changes, and owner-occupant signals across the footprint each principal covers.
Rather than handing over a data feed, it produces a decision. Each broker's day opens with a prioritised queue, ranked by what actually changed, plus first-touch drafts written in that broker's voice and ready to send or rewrite.
Owner-occupant signals are watched specifically because they are how sale-leaseback conversations start, and those conversations are worth having before a property is on the market.
The same research feeds outreach. Sequences go out to the targets the system surfaces, and replies come back sorted by what they are: a referral, a question, or interest in meeting.
What changed
As of late September 2026 the outreach had drawn 60 replies from real prospects. Twenty of them opened a next step: 14 referrals to the right decision-maker, 5 questions and 1 prospect interested in meeting.
Prospecting runs always-on instead of in whatever gap the calendar leaves, and the research hours at the front of the day went away.
Sale-leaseback candidates surface pre-market, which is the difference between originating a conversation and competing for a listing.
No SDR or research hires were added. The team scaled its coverage without changing its cost base.
